Good to know.

Do I have to rent my home often?

Not at all. Some owners rent often; others rarely, or never. You decide how often your home is offered — and whether or not it is booked, we can simply care for it.

How does my home actually get booked?

You never chase a booking. Vetted opportunities come to you to approve or decline; once you accept one and the guest clears our review, they book — and a confirmation arrives for your records.

Do I stay in control of my calendar and rates?

Always. You set your availability, establish your minimum rates, and approve every booking. The keys are a reassurance, not a remote control — set your terms, then trust our advisors with the rest.

How do I get my home ready for a stay?

You barely lift a finger. On the morning of arrival you simply step out by ten and clear the refrigerator — our team handles the rest, readying and staging the home before guests arrive that afternoon.

Do I have to empty my closets and put my things away?

No. We bring our own linens and towels and store yours, secured. You can also flag anything specific — a closet, a vase, a keepsake — and we’ll put it away to your wishes. You needn’t clear out the home.

What of mine do guests actually use?

The home itself, and our inventory. We provide our own linens, towels, and pillows for every stay, and your personal belongings are set aside. Guests enjoy your home; your things stay yours.

Who do I talk to during a stay if I need something?

Your house manager, and your Above team. A uniformed house manager looks after every stay and is always within reach, and you have a direct line to us throughout.

How are guests vetted?

Thoroughly, and without pause. Vetting begins before an inquiry ever reaches you and continues through approval, check-in, and every day of the stay. A uniformed house manager is present throughout.

What happens if something is damaged?

Before every stay, the home is photographed in detail — so its exact condition, and any prior wear, is on record. Guests are carefully vetted, and in the rare event something is damaged or missing, Above addresses it. The particulars are set out in your agreement.

What about insurance?

Insurance is part of the conversation before any home goes live. We review your existing coverage with you and walk through what is recommended for hosting, so you are properly protected.

What kinds of homes does Above accept?

Exceptional, well-kept homes — a primary residence, a second home, or an investment alike. How you hold the home matters little; that it is special and cared for matters greatly. Not every home is accepted.

Can you look after my home even if I never rent it?

Are there tax advantages to hosting?
